The Villa
An atmospheric and image-led editorial real estate brochure for the Villa Kampffmeyer, a historic residence overlooking the River Havel in Potsdam, Germany, and set within the UNESCO World Heritage landscape of the Palaces and Parks of Potsdam and Berlin.
An editorial approach rather than a conventional real estate brochure: historically aware and materially rich, positioning the villa as a heritage property with architectural presence and lasting value. The written content was kept to a minimum so the photography could carry the storytelling.
The cover was set in a deep burgundy, echoing the tones of the central atrium, one of the villa's defining spaces, giving the brochure a sense of warmth while keeping its sophisticated appearance. A subtle watermark, drawn from the villa's most prominent tree, runs through the piece as a further reminder of the estate's defining features, tying the graphic identity back to the landscape and reinforcing that this ultra-prime property's character comes as much from its surroundings as from its architecture.
